NOTICE OF PENDING ZONING ORDINANCE #2007-13

SUMMARY

The zoning ordinance, the summary terms of which are included herein, was introduced and passed upon first reading at a meeting of the governing body of the Borough of Harvey Cedars, in the County of Ocean, State of New Jersey, on July 17, 2007.  It will be further considered for final passage, after public hearing thereon, at a meeting of the governing body to be held at Borough Hall, 7606 Long Beach Blvd, Harvey Cedars, NJ 08008 on August 21, 2007 at 4:30PM.  Copies of the full ordinance as introduced will be available at no cost and during regular business hours, at the Clerk’s office for the members of the general public who shall request the same and is available on the website www.harveycedars.org.  The summary of the terms of such ordinance follows:

  1. Section 13-3 entitled “Definitions” is changed by repealing the definitions and terms of “buildable area”, “buildable height” and “usable volume”.
  2. Section 13-3 entitled “Definitions” is changed to add definitions to the terms “buildable lot area”, “buildable footprint area”, “building height”, “impervious coverage”, “lot coverage” and “upland lot area”.
  3. Section 13-3 entitled “Definitions” is changed to amend definitions to the terms “building line”, “habitable areas”, “porch”, “story” and “front yard”.
  4. Section 13-7.2 entitled “Height Limits” has been amended that the maximum sloped-roof height is 32’.
  5. Section 13-7.3 “Coverages” has been amended that the maximum lot coverage is 33% and the building footprint area exclusive of deck or open porches is 29%.  Maximum coverage with pools/walkways is 48%.
